The startup specialized in buying and reselling apartments, Loft, launched in February a real estate commerce and renovation marketplace. The project is part of the expansion of the company's business, which founded in 2018 has sold more than 1.000 properties and is already worth more than US$ 1 billion.
Until then the business was based on the purchase of apartments, renovation and resale, all done by Loft itself. However, now owners or brokers can also resell properties to third parties from the startup's marketplace.
Check below how this new marketplace works. Find out what Loft's goals are with this project. Finally, discover the future plans of this startup in the real estate and finance sectors.

WHAT IS THE LOFT MARKETPLACE LIKE

The Loft marketplace works for the time being in some neighborhoods in São Paulo and Rio de Janeiro. It has options for those who want to buy or sell apartments in these regions. Basically, the business works like this:
01 – First, people search for an apartment on the portal;
02 – Soon after, they schedule and carry out a visit accompanied by specialists;
03 – Next, they send an online proposal and close the deal;
04 – Next, they sign the deed and purchase and sale agreement with legal support;
05 – Next, they renovate the apartment with the help of architects and partners from Loft;
06 – Finally, they plan and carry out the move with the help of Loft's partners.
As for the process of including apartments for sale, an online form is used that eliminates the stage of the first technical visit to the property. In this context, the portal uses a Machine Learning system that calculates property prices, which speeds up sales.
As you can see, advertisers (whether they are brokers or owners) can now resell properties directly to third parties from this marketplace. And from there, the Loft can carry out renovation works by order of the buyers.
MARKETPLACE OBJECTIVES
With the marketplace, Loft primarily aims to:
- Expand the monetization of the network that integrates brokers, engineers, architects, labor;
- Offer agile renovation and finishing services at lower costs to a wider audience;
- Offer more transparency and liquidity in real estate transactions;
- Accelerate revenues in the real estate market in Brazil.

In addition, for the near future the startup plans to:
- Expand services to other cities such as Belo Horizonte, for example;
- Go from 450 to over 550 employees by the first quarter of 2020;
- Work with financial product lines such as mortgages and insurance.
Meanwhile, the construction company Vitacon also announced the launch of a similar real estate sales platform. The competitor's purpose is also to help owners sell properties more quickly and efficiently. However, Loft's marketplace is, so far, more sophisticated.
